The brief

The clients had recently purchased a property in Stockport that required complete modernisation. The interior was tired, and the layout no longer suited modern family living. Additionally, the unused integral garage represented wasted space. They wanted a builder in Stockport who could take the project from start to finish. As a result, the chosen contractor would need to manage all trades, handle the planning permission, and deliver work built to last.

Following an initial site survey and a fixed-price quotation, work began. The scope covered every room in the house. Furthermore, it included converting the existing garage into an additional reception room.

The original bathroom was stripped back to brick. First, new plumbing was installed at first-fix stage. Walls and floor were then prepared and fully tiled. After that, a new suite was fitted, including bath, vanity unit, WC, and brassware. Additionally, the electrical work included new IP-rated downlights, an extractor fan vented externally, and a shaver socket. The result is a clean, contemporary bathroom built to last.

The downstairs shower room received a full refit. This included a walk-in shower enclosure with a thermostatic mixer, a vanity unit with integrated storage, and full wall tiling. Underfloor heating was also installed beneath the porcelain floor tiles. Finally, new ventilation was fitted in line with current Building Regulations requirements.

The kitchen was reconfigured for better workflow and natural light. First, we installed new base and wall units along with quartz worktops. Integrated appliances followed, together with a gas hob and extractor ducted externally. We also added full splashback tiling. Additionally, the electrical work included new circuits for the hob, oven, and dishwasher, all fully certified and signed off. Plumbing was then rerouted to suit the new layout.

Garage conversion in Stockport

The integral garage was converted into a fully insulated reception room. As a result, the property gained a usable additional living space without the cost or disruption of a full extension. This is one of the most cost-effective ways to add square footage in a Stockport home. Furthermore, it remains in high demand for families looking to grow without moving.

The conversion required planning permission from Stockport Council. We managed the application on the client's behalf as part of the project. Importantly, planning was secured before any structural work began. Additionally, the conversion required full Building Regulations approval, which we also handled end to end.

The technical scope was extensive. First, the garage door opening was infilled with insulated blockwork and a new external window. Next, the floor level was raised with a fully insulated build-up. The walls and ceiling were also insulated to current thermal standards. After that, a new electrical circuit was installed with sockets and lighting. The central heating was then extended to include a new radiator. Finally, the room was plastered throughout and finished with carpet and decoration. As a result, the completed reception room is warm, bright, and entirely indistinguishable from the rest of the house.

How the project was managed

This Stockport refurbishment was managed end to end by a dedicated project manager. Importantly, the project manager served as the client's single point of contact from quotation through to handover. All trades, materials, deliveries, and inspections were also coordinated centrally. As a result, the client was free of day-to-day burden, and the project stayed on programme.

The clients received weekly written progress updates throughout the four weeks. Each update included photographs of completed work, the milestones achieved that week, and a clear plan for the following week. Additionally, where decisions were needed from the client, these were flagged early. As a result, decisions could be made without holding up the programme.

Planning permission and Building Regulations approval for the garage conversion were managed in-house. This included full liaison with Stockport Council on the client's behalf. Furthermore, all electrical and gas work was completed by qualified contractors and signed off with the relevant certification. The certification was then passed to the client at handover for their records.
