Renovat Construction has been building and renovating properties across Greater Manchester for over 25 years. PMP certification from the Project Management Institute is held by fewer than one million practitioners globally and requires a combination of documented project management experience and a rigorous examination. RICS accreditation from the Royal Institution of Chartered Surveyors is the recognised professional standard for construction and property across the UK. Having both on the same project management team is not common in regional building companies. It is one of the genuine differentiators we bring to projects for clients who need more than good tradespeople — they need reliable programme management, cost control and risk management from a professional who is accountable to a professional body.

Every project we deliver has a fixed price, a written programme and a named project manager. Variations from the agreed scope require written approval before additional work proceeds. We do not start work without a contract in place and we do not ask for payment that is not tied to a completed milestone.

We advise on specification relative to the target market, flag over-capitalisation risks before they become problems, and deliver projects with the documentation that mortgage lenders and solicitors require at point of sale or refinancing. How We Work

Every project starts with a free site visit. We assess the property, listen to what you want to achieve and advise on the most effective approach before any design cost is incurred. For most projects we can give a realistic indication of programme and cost at the first visit. A detailed fixed price quotation follows within one week, broken down by room and trade so you can see exactly what you are paying for.

We do not subcontract entire projects to third parties and disappear. Our tradespeople are known to us, have worked with us over years and carry the same standards we apply to every project. Where specialist subcontractors are required — structural engineers, acoustic testers, gas safe engineers, Building Control inspectors — we engage them directly, manage the relationship and take responsibility for their work as part of the overall contract.

Payments are staged to project milestones. We never ask for more than a reasonable deposit before meaningful work is completed. All staged payments are tied to verified completion of the relevant stage. At handover you receive all certificates, warranties, documentation and our 12-month workmanship guarantee. After handover we remain available. We do not disappear once the final invoice is paid.
