How Long Does a House Renovation Take in Manchester?

A full house renovation in Greater Manchester takes 8 to 12 weeks when the property is empty and a single contractor manages all trades. A renovation combined with an extension adds 6 to 10 weeks. Adding a loft conversion extends the programme by another 6 to 8 weeks. So a complete renovation with an extension and loft conversion typically runs 16 to 24 weeks from strip out to handover.

Week by Week: What Happens During a Full House Renovation

Here is a realistic week by week timeline for a complete internal renovation of a three bedroom house in Greater Manchester:

Week 1: Strip Out

All existing kitchens, bathrooms, flooring, and fixtures are removed. Old plaster is hacked off where required. Ceilings are taken down if damaged or if artex removal is needed. Skips are filled and cleared. By the end of week one, the property is a shell ready for the trades to begin.

This is also when surprises appear. Hidden damp, rotten joists, outdated wiring behind walls, or asbestos materials in ceiling tiles and pipe lagging. A good project manager inspects everything during strip out and adjusts the programme before the next trades arrive.

Weeks 2 to 3: Structural Work and First Fix

If walls are being removed, steel beams go in first. New partition walls are built. The electrician runs all new cables, the plumber installs all new pipework and heating infrastructure, and the heating engineer positions the boiler and radiator pipework. None of this is visible once the walls are finished, but it is the backbone of the renovation.

First fix is the stage where changes are cheapest. Moving a socket or adding a radiator at this point costs almost nothing. After plastering, the same change costs ten times more because walls have to be chased, patched, and replastered.

Weeks 4 to 5: Plastering

Every wall and ceiling is plastered and left to dry. Drying time is critical and cannot be rushed. Newly plastered walls need a minimum of one week to dry before decoration can begin in a well ventilated property. In winter or in poorly ventilated houses across Greater Manchester, drying can take two weeks or more.

Attempting to paint or tile onto wet plaster causes peeling, cracking, and mould. This is one of the most common reasons renovations go wrong when they are rushed.

Weeks 6 to 7: Second Fix

Weeks 10 to 11: Decoration

Mist coat on all new plaster, followed by two coats of emulsion on every wall and ceiling. Woodwork is painted throughout. This is the longest single trade on the programme and takes a skilled decorator 2 to 3 weeks for a full three bed house.

Week 12: Snagging and Handover

The project manager walks every room and checks every item against the specification. Minor defects (paint touch ups, adjustments to doors, silicone sealing) are fixed. The property is deep cleaned. Keys are handed over.

What Adds Time to a Renovation?

Living in the Property During the Work

If you are living in the house while it is being renovated, the programme extends by 30% to 50%. Trades cannot work freely across the whole house. Rooms need to be made safe and habitable between stages. Dust and noise become daily issues. Wherever possible, move out for the duration. The renovation will be faster, cheaper, and less stressful for everyone.
