You reach out via phone, email, or our website form. We gather basic information about your project, property type, and goals. We will schedule a convenient time for a site visit.
Free Consultation and Site Visit
We visit your property to understand your vision, assess the space, and discuss your goals. We will walk through options, answer questions, and identify opportunities to maximise value. This consultation is completely free with no obligation.
Detailed Survey and Property Assessment
Our technical team conducts a comprehensive survey of your property. We assess structural elements, electrical systems, plumbing, and identify any potential issues before work begins. In our experience, this is the stage most builders skip and where most problems later originate.
Design and Planning Permission
We develop detailed designs aligned with your objectives. For projects requiring planning permission, we prepare and submit applications to your local authority on your behalf. We work with you to refine the design until it is right.
Itemised Quote and Fixed Pricing
We provide a fully itemised quote with no hidden costs. Every element is broken down clearly; materials, labour, and contingencies. The price is fixed from the start. We do not charge more once work begins unless you request additional scope.
Contract, Permits and Building Control
Once you are happy with the quote, we finalise the contract with clear terms, payment schedule, and project milestones. We handle all necessary permits, building control applications, and regulatory approvals on your behalf.
Project Scheduling and Trade Coordination
We create a detailed project schedule coordinating all trades, materials, and deliveries. You will receive a week-by-week breakdown so you know exactly what is happening and when. We work around your needs to minimise disruption to your home or property.
Build Phase and On-Site Management
Our team begins work, managing all trades, sequencing, and quality control. You will receive regular updates weekly reports, photos, or site meetings depending on your preference. Our PMP and RICS certified project manager is your single point of contact throughout the entire build.
Quality Assurance and Snagging
Before handover, we conduct thorough inspections and testing. We compile a snagging list and address every item before you see the finished result. Building control inspections are scheduled and all certifications obtained. Nothing is signed off until it meets our standard.
Handover, Warranties and Aftercare
We hand over your finished property with complete documentation warranties, certificates, maintenance guides, and operating instructions. Our 12-month workmanship guarantee begins on completion day, and we remain available for ongoing support.
